What are house buyers & building surveys? And when you may need one.

House buyers and building surveys are the two most common types of property surveys undertaken within the UK. However, based on your property type, age, level or detail and inspection required, these are the main difference between the two types of survey and how to decipher which one you may need.

What is a house buyers survey?

A house buyers survey/ level 2 survey is the most common property survey amongst buyers in the UK; however, it is not the most detailed survey available. A house buyers survey is primarily for conventional homes built less than 80-100 years ago; it includes a visual inspection of the building and provides a detailed report highlighting any potential concerns. All major and visible features will be assessed, such as the walls, roof, drainage and bathrooms.


The results from this survey uncover any visible defects, allowing you to decide whether the property is a worth investment. The report will also include advide on repairs and ongoing maintenance that can help buyers with negotiations.

What is a building survey?

A building survey/ level 3 survey is the most detailed and comprehensive survey available in the UK, especially suited for older properties or those made from unusual materials. While a house buyers survey includes a visual inspection of the building and provides a detailed report highlighting potential concerns, a building survey report highlights any major and minor defects found and can include an estimate of the costs of rectifying these. An internal and external inspection will be conducted, and the property will be checked for issues like damp and rot. The price for a building is higher, due to the level of detail which is covered by this survey.
