Planning & Building Regulations
In most cases, planning permission must be obtained from the local authority, depending on the project type and requirements, building regulations approval is also required.
An alternative is to submit a 'Building Notice' to the local authority, allowing work to start without submitting plans.

Design brief & budget
Once you provide us with your design brief and budget, our role is to translate this into practical shapes and dimensions. The first key stage in our design process is securing your approval of the initial sketch scheme.

As the drawings are developed and decisions are made, we will keep you advised of the implications of any amendments made. The sequence in which drawings are prepared, and their accuracy, is of crucial importance to the success of any project.

Client approval & planning permission
Once drawings meet clients satisfaction, we will then apply for planning permission to the local authority. The type of application will depend on the proposed job, drawing and requirements.

Moreover, compliance with the current building regulations is vital. For most structural alterations, extenstions, and new builds building regulations applications are mandatory to ensure safety and energy efficiency. Alternatively, for minor, straightforward residential work a 'Building Notice' can be applied for.

Architectural Specification
Good, accurate drawings can convey most of the information about a proposed building to the builder. However, much of the information a builder requires cannot be shown graphically and must be described in writing. Therefore, an architectural specification is prepared to convey this information.

This written document outlines the materials, standards, quality, and installation methods for a construction project, complementing the visual drawings.
