The owners of a Grade II listed guest house in Glemsford reported concerns regarding an upstairs bedroom ceiling, including a cracked beam that was affecting headroom, along with structural issues within the loft space above. Our Structural Engineers were commissioned to undertake a detailed inspection of the property. Assessing listed buildings requires a specialist approach due to their architectural and historical significance. With this in mind, our team carried out the investigation with great care and sensitivity.

Following the inspection, our engineers prepared a detailed structural report and supporting calculations. The assessment identified significant decay at the base of the external load-bearing walls, compromising their ability to safely transfer loads from the roof, the first floor and the self-weight of the walls. 

Given the severity of the findings and the importance of preserving this Grade II listed guest house, immediate measures were required to maintain the building's stability. Our team installed temporary support beams to safeguard the structure while longer-term remedial solutions are being developed. We are currently liaising with the local authority to agree the scope of the temporary works and ensure that all proposed interventions are appropriate for the building's listed status.
